Our services
Swissdom provides services to individuals wishing to buy property in Switzerland or France, for investment, residence or holiday purposes. Banking, residence and taxation matters are handled in utmost confidentiality. Our objective is to recommend the best purchase in function of your intentions, and of your particular situation.

We try to provide a complete service for the investor, and for persons wishing to relocate to the region. We try to keep it simple, since time is money.

The services in items 3 to 7 are reserved exclusively for customers who have either purchased property through us, or hired our consulting services.



1. Property search

Besides the few items that are available for viewing in our site, we will look for villas, apartments, plots of land, with the specifications that you request. For free. You will pay only if you buy, and the sales commission is included in the price of the property. You send us a mail specifying what you wish, and as soon as we find it we will place it in the site, and send you an e-mail. That procedure does not include any advice on if you should buy the property or not. For that you will need to hire our consulting services.


2. Strategic consulting


In order to know what to buy and how, it is better to get professional advice. We will analyze your particular needs, and will propose different ways of buying the property, and will find several alternative assets that meet your needs. We might also recommend that you do not buy, simply rent, or wait. We strive to advise you on all steps, from the purchase decision, to the purchase, to the maintenance and repairs, and finally to the eventual sale. For that we have different types of consultation, with specific objectives, or simply to specific questions. We will provide you with a free estimate of how much that will cost. We calculate our fees by the hour, or simply by project. We have a team of bankers, lawyers, notaries and tax specialists to contribute valuable advice to our customers.


3. Visas and residence permits

We will handle the procedures for finding out if you are entitled to such rights, and how, and if it is recommendable. Should you decide to start the procedures, we will follow them step by step on your behalf and inform you of the requests made by the authorities.

4. Property management


If you have purchased a property through us, we can represent you in the handling of matters that are related, namely taxes, maintenance, insurance, rentals.

5. Opening of bank accounts. Insurance.

6. Setting up a company

For the purchase of your property, or for your business in general, we will propose to you legal structures to maximize the protection of your assets. We will handle all steps leading to the set up of your company, namely: registration, opening of bank accounts, domiciliation and accounting. We will always consider the maximization of your income, and will suggest the appropriate structures. Please be advised that the complexity of this area usually implies careful analysis before taking decisions.


7. School selection, language courses

For your integration in the region, the choice of a good school for your children is crucial. We will show you the different alternatives, from inexpensive public schooling, to expensive private colleges.



8. Vehicle purchase and registration

We will present to you different alternatives based on your profile and your wishes. Re-register a car in Switzerland? Register for export? Time register? Buy a tax free car? Maybe a boat or a yacht? Many alternatives are available.

When thinking about purchasing a new home, most prospective buyers rely on the expertise of a professional Realtor. They shop around, meet a salesperson they feel comfortable with, and sign up with that individual's agency, confident that she will guide them through the home buying process.
All real estate agents have the legal responsibility to represent the seller ethically while dealing with buyers fairly and honestly. They cannot legally lie or misrepresent the property to the buyer. But as the seller's agent, there's a lot she can't do for the buyer.
She can't share information about the seller without his consent. He may be motivated to sell, even at substantially less than the asking price, but a seller's agent can't confide that to the buyer. A buyer broker, however, would be obligated to share that information, if she knew it, to her buyers.
A common question buyers ask agents is: What should I offer for this house? Is the asking price fair? A seller's agent is barred from answering that question, or advising the buyers in any way how to write an offer for a piece of property, because that might end up having an adverse effect on the selling price, thus hurting the seller's financial interests. A buyer broker, however, can provide buyers with a detailed market analysis, a document which estimates the property's worth compared to other similar properties recently sold in the same area. The buyer broker can also help craft a purchase and sales agreement and advise buyers about any possible problems with the property. For instance, say that two years down the road a major highway is slated to go through the area within half a mile of the property. The seller is not obliged to tell you that, and the Seller's agent isn't either. You have to count on yourself...or on your buyer broker...

1. Consulting

We charge a minimum of 2000 Chf per customer. Fees vary in function of the complexity of the matter. We will study your case, look at alternative courses of action, and provide our recommendations. Our objective is to save you time and money, and avoid problems caused by decisions taken without solid support. Time and money spent to analyze will most probably save much more time and money later. If you simply wish to buy a property and do not need advice, you only pay the commission that is included in the price of the property. We recommend that, unless you are already familiar with the region and the laws, you do take counsel before purchasing real estate.


2. Commissions

Commissions arising from the sale of real estate vary between 3% and 6%, depending on the terms agreed between the seller and the agency. The buyer is indeed the one who pays, since the fees are incorporated in the sale price. We take our commission directly from the agency that represents the seller, or else, if you wish, directly from you. In that case we will ask that the sellers agency either reduce its commission, or lower the price. In any event we represent your interests, in the negotiation with the seller and its agent. Should there be a conflict of interest, we will let you know.


3. General administrative and logistical services

We will handle administrative procedures only for customers that have either requested our consulting services, or have purchased an asset through us. The fees charged for those procedures are those requested by the private and public entities concerned, to which we add a margin to cover our administrative costs, that being a minimum of 200 CHF per procedure. Typical procedures are visas, permits, car registration, insurance, relocation.


4. Company incorporation


The cost of a company set up depends from the jurisdiction. We handle the set up of Swiss, French, and in some cases offshore companies. One must count between 3,000 and 15,000 CHF per company, with the first year of operation included.


5. Real estate management

Once you have bought your property we can handle the different issues that arise after you become an owner. Our fees are transparent and agreed case by case.

6. Opening of bank accounts, insurance

We will present several alternatives to customers that have either hired our consulting services, or purchased property through us. You may be able to get loans for your purchases, if you can guarantee the reimbursement of the principal and payment of interest.
